Location: USA - The ideal candidate will be based in Ohio, Tennessee, North Carolina or Georgia

DHL Supply Chain's Real Estate Solutions (RES) is changing the way DHL's customers locate and design their warehouses to maximize supply chain effectiveness. RES is the real estate investment and development business of DHL Supply Chain, outpacing our competitors in both development and logistics industries alike in 20+ countries. As the world leader in 3rd Party Logistics (3PL) we combine DHL's operational know-how and customer supply chain insights with our real estate development and capital markets expertise.

The RES Development Director (NORAM) will identify, manage and deliver direct development opportunities for DHL Supply Chain and external customers in the region (particularly south-east USA) in line with RES strategy targets and beyond. We are seeking a recognised and major player in the Logistics and Industrial Real Estate market to join our team as the Development Director for NORAM.

What will your duties be?

  • Identify real estate opportunities for Portfolio Refresh by reviewing lease events
  • Identify opportunities for Strategic Investment ahead of demand and for Customer specific needs
  • In conjunction with DHL Supply Chain, identify potential Customers for all real estate opportunities
  • Maximize Customer benefit through delivery of six key services:
  • Build to suit
  • Buy/lease/Sell
  • Strategic Investment
  • Third Party Development
  • Additional Real estate services
  • Speculative development
  • Working with the Head of RES for NORAM to develop a pipeline of projects and deliver in line with agreed financial targets
  • Assume leadership for specific development projects from identification to delivery with support of DHL Supply Chain and Corporate Real Estate teams
  • Coordinate external and internal project team activities and manage effective working relationships with Corporate Real Estate and DHL Supply Chain teams
  • Assume responsibility and accountability for a specific geographic region as allocated by VP Development
  • Working with VP Development, further develop established relationships with preferred international real estate partners. In particular, landowners, developers, partners, funds and external consultants
  • Working with VP Development, assist further development and enhancement of Real Estate Products and Service
  • Demonstrate an understanding of capital markets and the impact on deal outcomes
  • Demonstrate a detailed understanding of market dynamics including market lease rates, land values and competition
  • Undertake project underwriting requirements through Qualification, Early warning and Investment Committee process
